How Much Does LVT Cost? Calculate Packs and Project Totals
LVT cost has two parts: the flooring you buy and the work needed to install it. Start with the current price of your chosen product, then calculate the pack quantity and add the preparation, fitting and finishing items that your room actually needs.
This guide shows how to build that calculation. The worked example below is illustrative, not a current product offer or a national fitting-price average.
Price per square metre versus price per pack
A price per m² helps you compare designs, but flooring sold in packs normally needs to be ordered in whole packs. Check the product's pack coverage and whether the displayed total is a pack price or an area price. Keep VAT treatment consistent when comparing suppliers.
Pack count = required area including the agreed cutting allowance ÷ coverage per pack, rounded up to a whole pack. Multiply that pack count by the current pack price to obtain the flooring supply total.
A worked flooring-only example
Suppose a 20m² room needs a 10% cutting allowance agreed with the installer. That gives 22m². If the selected product covers 3m² per pack, the order is eight packs, covering 24m². At an illustrative price of £60 per pack including VAT, the flooring costs £480 including VAT.
The equivalent product rate is £20/m², but multiplying the bare 20m² room by £20 would understate this order. The extra pack coverage and allowance matter. Actual products have different pack sizes, prices and layout requirements; 10% is an example, not a rule for every room.
What to add for the complete project
- Uplift and disposal of existing flooring where required.
- Subfloor assessment and the specified preparation or moisture-control work.
- Compatible adhesive for a bonded floor, or approved underlay where the chosen system requires it.
- Fitting labour for the actual product, pattern and room layout.
- Trims, thresholds, agreed door or skirting work, and delivery.

Why two LVT projects can cost different amounts
A straight-plank layout and herringbone may need different quantities and labour. A base ready for installation and one requiring repairs are different jobs. Glue-down and click construction can also change the preparation, accessories and fitting sequence. Compare the full quote rather than deciding from the supply price alone.
Do not save money by substituting an unapproved adhesive or underlay. F46 is not a damp-floor treatment, and F49 is not automatically required for every heated floor. See our heating guidance and underlay checks.
